With relatively few transactions, there was a decrease in total units sold in May, with 11 sold this month in Mecklenburg County Real Estate. This month's total units sold was lower than at this time last year, a decrease from May 2024.

Versus last year, the total number of homes available this month is lower by 6 units or 10%. The total number of active inventory this May was 52 compared to 58 in May 2024. This month's total of 52 is higher than the previous month's total supply of available inventory of 49, an increase of 6%.

Last May, the median sale price for Mecklenburg County Homes was $293,500. This May, the median sale price was $244,000, a decrease of 17% or $49,500 compared to last year. The current median sold price is 24% lower than in April.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In May, there was 4.7 months of supply available in Mecklenburg County, compared to 4.1 in May 2024. That is an increase of 14% versus a year ago.

Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.

This month there were 20 homes newly listed for sale in Mecklenburg County compared to 12 in May 2024, an increase of 67%. There were 15 current contracts pending sale this May compared to 9 a year ago. The number of current contracts is 67% higher than last May.

In May, the average sale price in Mecklenburg County was 94.0% of the average list price, which is 3.2% lower than at this time last year.

This month, the average number of days on market was 60, higher than the average last year, which was 42, an increase of 43%.
