There was a decrease in total units sold in January, with 121 sold this month in Worcester County Real Estate versus 152 last month, a decrease of 20%. This month's total units sold was higher than at this time last year, an increase of 20% versus January 2024.

Versus last year, the total number of homes available this month is higher by 91 units or 19%. The total number of active inventory this January was 571 compared to 480 in January 2024. This month's supply remained stable as compared to last month.

Last January, the median sale price for Worcester County Homes was $375,000. This January, the median sale price was $446,270, an increase of 19% or $71,270 compared to last year. The current median sold price is 1% higher than in December.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In January, there was 4.7 months of supply available in Worcester County. The amount of supply is similar compared to a year ago.

Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.

This month there were 202 homes newly listed for sale in Worcester County compared to 193 in January 2024, an increase of 5%. There were 145 current contracts pending sale this January compared to 148 a year ago. The number of current contracts is 2% lower than last January.

In January, the average sale price in Worcester County was 98.3% of the average list price, which is 0.9% higher than at this time last year.

This month, the average number of days on market was 59, higher than the average last year, which was 36, an increase of 64%.
