Units Sold
There was a decrease in total units sold in February, with 30 sold this month in Talbot County Real Estate versus 39 last month, a decrease of 23%. This month's total units sold was lower than at this time last year, a decrease of 9% versus February 2024.

Active Inventory
Versus last year, the total number of homes available this month is higher by 12 units or 9%. The total number of active inventory this February was 152 compared to 140 in February 2024. This month's total of 152 is lower than the previous month's total supply of available inventory of 160, a decrease of 5%.

Median Sale Price
Due to the relatively small number of units sold, the median sale price showed significant change this month. Last February, the median sale price for Talbot County Homes was $355,000. This February, the median sale price was $415,000, an increase of $60,000 compared to last year. The current median sold price is lower than in January.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

This month there were 43 homes newly listed for sale in Talbot County compared to 80 in February 2024, a decrease of 46%. There were 36 current contracts pending sale this February compared to 50 a year ago. The number of current contracts is 28% lower than last February.

Sale Price to List Price Ratio
In February, the average sale price in Talbot County was 93.2% of the average list price, which is 2.9% lower than at this time last year.

Days on Market
This month, the average number of days on market was 66, higher than the average last year, which was 35. This increase was impacted by the limited number of sales.
