There was an increase in total units sold in August, with 57 sold this month in Gettysburg, Fairfield, and Western Adams County Real Estate versus 50 last month, an increase of 14%. This month's total units sold was lower than at this time last year, a decrease of 10% versus August 2024.

Versus last year, the total number of homes available this month is higher by 45 units or 38%. The total number of active inventory this August was 162 compared to 117 in August 2024. This month's total of 162 is lower than the previous month's total supply of available inventory of 164, a decrease of 1%.

Last August, the median sale price for Gettysburg, Fairfield, and Western Adams County Homes was $363,000. This August, the median sale price was $369,000, an increase of 2% or $6,000 compared to last year. The current median sold price is 24% higher than in July.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In August, there was 2.8 months of supply available in Gettysburg, Fairfield, and Western Adams County, compared to 1.9 in August 2024. That is an increase of 53% versus a year ago.
