There was an increase in total units sold in June, with 131 sold this month in York County and Poquoson Real Estate versus 113 last month, an increase of 16%. This month's total units sold was higher than at this time last year, an increase of 3% versus June 2024.

Versus last year, the total number of homes available this month is higher by 15 units or 8%. The total number of active inventory this June was 193 compared to 178 in June 2024. This month's total of 193 is lower than the previous month's total supply of available inventory of 211, a decrease of 9%.

Last June, the median sale price for York County and Poquoson Homes was $417,630. This June, the median sale price was $493,960, an increase of 18% or $76,330 compared to last year. The current median sold price is 2% higher than in May.

This month there were 152 homes newly listed for sale in York County and Poquoson compared to 132 in June 2024, an increase of 15%. There were 141 current contracts pending sale this June compared to 103 a year ago. The number of current contracts is 37% higher than last June.
