Versus last year, the total number of homes available this month is higher by 25 units or 38%. The total number of active inventory this July was 90 compared to 65 in July 2024. This month's total of 90 is lower than the previous month's total supply of available inventory of 95, a decrease of 5%.

Last July, the median sale price for Vinton and Southeast Roanoke County Homes was $255,000. This July, the median sale price was $311,250, an increase of 22% or $56,250 compared to last year. The current median sold price is 1% lower than in June.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In July, there was 1.7 months of supply available in Vinton and Southeast Roanoke County, compared to 1.9 in July 2024. That is a decrease of 7% versus a year ago.
