With relatively few transactions, there was an increase in total units sold in August, with 29 sold this month in Salem City Real Estate. This month's total units sold was higher than at this time last year, an increase from August 2024.

Versus last year, the total number of homes available this month is higher by 16 units or 29%. The total number of active inventory this August was 71 compared to 55 in August 2024. This month's total of 71 is higher than the previous month's total supply of available inventory of 59, an increase of 20%.

Last August, the median sale price for Salem City Homes was $258,750. This August, the median sale price was $305,000, an increase of 18% or $46,250 compared to last year. The current median sold price is 17% higher than in July.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In August, there was 2.4 months of supply available in Salem City, compared to 2.8 in August 2024. That is a decrease of 11% versus a year ago.

Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.

This month there were 47 homes newly listed for sale in Salem City compared to 41 in August 2024, an increase of 15%. There were 31 current contracts pending sale this August compared to 28 a year ago. The number of current contracts is 11% higher than last August.

This month, the average number of days on market was 42, higher than the average last year, which was 23. This increase was impacted by the limited number of sales.
