There was a decrease in total units sold in September, with 100 sold this month in Roanoke County Real Estate versus 101 last month, a decrease of 1%. This month's total units sold was higher than at this time last year, an increase of 19% versus September 2024.

Versus last year, the total number of homes available this month is higher by 45 units or 21%. The total number of active inventory this September was 259 compared to 214 in September 2024. This month's total of 259 is lower than the previous month's total supply of available inventory of 261, a decrease of 1%.

Last September, the median sale price for Roanoke County Homes was $357,500. This September, the median sale price was $364,500, an increase of 2% or $7,000 compared to last year. The current median sold price is 3% lower than in August.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In September, there was 2.6 months of supply available in Roanoke County. The amount of supply is similar compared to a year ago.

Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.

This month there were 130 homes newly listed for sale in Roanoke County compared to 117 in September 2024, an increase of 11%. There were 96 current contracts pending sale this September compared to 110 a year ago. The number of current contracts is 13% lower than last September.

In September, the average sale price in Roanoke County was 98.3% of the average list price, which is 0.6% lower than at this time last year.

This month, the average number of days on market was 30, lower than the average last year, which was 32, a decrease of 6%.
