There was an increase in total units sold in July, with 137 sold this month in Roanoke County Real Estate versus 116 last month, an increase of 18%. This month's total units sold was higher than at this time last year, an increase of 20% versus July 2024.

Versus last year, the total number of homes available this month is higher by 59 units or 32%. The total number of active inventory this July was 243 compared to 184 in July 2024. This month's total of 243 is higher than the previous month's total supply of available inventory of 223, an increase of 9%.

Median Sale Price
Last July, the median sale price for Roanoke County Homes was $327,500. This July, the median sale price was approximately the same at $370,000. The current median sold price is 13% higher than in July 2024.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In July, the average sale price in Roanoke County was 99.0% of the average list price, which is similar compared to a year ago.

This month, the average number of days on market was 29, higher than the average last year, which was 22, an increase of 32%.
