There was a decrease in total units sold in September, with 218 sold this month in Roanoke County and Salem City Real Estate versus 260 last month, a decrease of 16%. This month's total units sold was higher than at this time last year, an increase of 17% versus September 2024.

Versus last year, the total number of homes available this month is higher by 210 units or 52%. The total number of active inventory this September was 616 compared to 406 in September 2024. This month's total of 616 is lower than the previous month's total supply of available inventory of 629, a decrease of 2%.

Last September, the median sale price for Roanoke County and Salem City Homes was $293,925. This September, the median sale price was $286,750, a decrease of 2% or $7,175 compared to last year. The current median sold price is 6% lower than in August.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In September, there was 2.8 months of supply available in Roanoke County and Salem City, compared to 2.2 in September 2024. That is an increase of 29% versus a year ago.

Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.

This month there were 294 homes newly listed for sale in Roanoke County and Salem City compared to 240 in September 2024, an increase of 23%. There were 237 current contracts pending sale this September compared to 224 a year ago. The number of current contracts is 6% higher than last September.

In September, the average sale price in Roanoke County and Salem City was 98.1% of the average list price, which is 0.7% lower than at this time last year.

This month, the average number of days on market was 34, higher than the average last year, which was 30, an increase of 13%.
