Units Sold
There was a decrease in total units sold in August, with 255 sold this month in Roanoke County and Salem City Real Estate versus 287 last month, a decrease of 11%. This month's total units sold was lower than at this time last year, a decrease of 3% versus August 2024.

Active Inventory
Versus last year, the total number of homes available this month is higher by 168 units or 38%. The total number of active inventory this August was 609 compared to 441 in August 2024. This month's total of 609 is lower than the previous month's total supply of available inventory of 613, a decrease of 1%.

Median Sale Price
Last August, the median sale price for Roanoke County and Salem City Homes was $290,000. This August, the median sale price was $305,000, an increase of 5% or $15,000 compared to last year. The current median sold price is 6% lower than in July.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

This month there were 333 homes newly listed for sale in Roanoke County and Salem City compared to 306 in August 2024, an increase of 9%. There were 273 current contracts pending sale this August compared to 217 a year ago. The number of current contracts is 26% higher than last August.

Sale Price to List Price Ratio
In August, the average sale price in Roanoke County and Salem City was 98.7% of the average list price, which is 0.5% lower than at this time last year.

Days on Market
This month, the average number of days on market was 36, higher than the average last year, which was 27, an increase of 33%.
