There was an increase in total units sold in April, with 230 sold this month in Roanoke County and Salem City Real Estate versus 184 last month, an increase of 25%. This month's total units sold was higher than at this time last year, an increase of 2% versus April 2024.

Versus last year, the total number of homes available this month is higher by 118 units or 38%. The total number of active inventory this April was 429 compared to 311 in April 2024. This month's total of 429 is higher than the previous month's total supply of available inventory of 405, an increase of 6%.

Last April, the median sale price for Roanoke County and Salem City Homes was $284,390. This April, the median sale price was $289,925, an increase of 2% or $5,535 compared to last year. The current median sold price is 3% higher than in March.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In April, there was 1.9 months of supply available in Roanoke County and Salem City, compared to 1.4 in April 2024. That is an increase of 35% versus a year ago.

Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.

This month there were 327 homes newly listed for sale in Roanoke County and Salem City compared to 319 in April 2024, an increase of 3%. There were 257 current contracts pending sale this April compared to 296 a year ago. The number of current contracts is 13% lower than last April.

In April, the average sale price in Roanoke County and Salem City was 98.8% of the average list price, which is 1.2% lower than at this time last year.

This month, the average number of days on market was 36, higher than the average last year, which was 31, an increase of 16%.
