Versus last year, the total number of homes available this month is higher by 19 units or 17%. The total number of active inventory this August was 131 compared to 112 in August 2024. This month's total of 131 is lower than the previous month's total supply of available inventory of 164, a decrease of 20%.

Last August, the median sale price for Purcellville, Lovettsville, and Western Loudoun County Homes was $852,500. This August, the median sale price was $890,000, an increase of 4% or $37,500 compared to last year. The current median sold price is 6% higher than in July.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.
