Units Sold
There was an increase in total units sold in June, with 17 sold this month in Northampton County Real Estate versus 16 last month, an increase of 6%. This month's total units sold was lower than at this time last year, a decrease of 23% versus June 2024.

Active Inventory
Versus last year, the total number of homes available this month is higher by 10 units or 8%. The total number of active inventory this June was 133 compared to 123 in June 2024. This month's total of 133 is lower than the previous month's total supply of available inventory of 145, a decrease of 8%.

Median Sale Price
Due to the relatively small number of units sold, the median sale price showed significant change this month. Last June, the median sale price for Northampton County Homes was $355,000. This June, the median sale price was $315,000, a decrease of $40,000 compared to last year. The current median sold price is lower than in May.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In June, the average sale price in Northampton County was 99.3% of the average list price, which is 2.0% higher than at this time last year.

Days on Market
This month, the average number of days on market was 86, lower than the average last year, which was 130, a decrease of 34%.
