Units Sold
There was an increase in total units sold in April, with 449 sold this month in Delaware County Real Estate versus 392 last month, an increase of 15%. This month's total units sold was lower than at this time last year, a decrease of 9% versus April 2024.

Active Inventory
Versus last year, the total number of homes available this month is lower by 44 units or 6%. The total number of active inventory this April was 679 compared to 723 in April 2024. This month's total of 679 is higher than the previous month's total supply of available inventory of 674, an increase of 1%.

Median Sale Price
Last April, the median sale price for Delaware County Homes was $336,000. This April, the median sale price was $350,000, an increase of 4% or $14,000 compared to last year. The current median sold price is 4% higher than in March.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

This month, the average number of days on market was 23, higher than the average last year, which was 18, an increase of 28%.
