There was a decrease in total units sold in September, with 94 sold this month in Adams County Real Estate versus 106 last month, a decrease of 11%. This month's total units sold was higher than at this time last year, an increase of 25% versus September 2024.

Versus last year, the total number of homes available this month is higher by 109 units or 61%. The total number of active inventory this September was 289 compared to 180 in September 2024. This month's supply remained stable as compared to last month.

Last September, the median sale price for Adams County Homes was $335,000. This September, the median sale price was $337,500, an increase of 1% or $2,500 compared to last year. The current median sold price is 10% lower than in August.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In September, there was 3.1 months of supply available in Adams County, compared to 2.4 in September 2024. That is an increase of 28% versus a year ago.

Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.

This month there were 130 homes newly listed for sale in Adams County compared to 104 in September 2024, an increase of 25%. There were 95 current contracts pending sale this September compared to 97 a year ago. The number of current contracts is 2% lower than last September.
