This month's total of 483 is higher than the previous month's total supply of available inventory of 474, an increase of 2%.

Last May, the median sale price for Ocean City Homes was $893,750. This May, the median sale price was $1,320,000, an increase of $426,250 compared to last year. The current median sold price is higher than in April.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In May, there was 8.6 months of supply available in Ocean City, compared to 10.1 in May 2024. That is a decrease of 15% versus a year ago.
