There was an increase in total units sold in September, with 240 sold this month in Cape May County Real Estate versus 217 last month, an increase of 11%. This month's total units sold was higher than at this time last year, an increase of 19% versus September 2024.

Versus last year, the total number of homes available this month is higher by 48 units or 4%. The total number of active inventory this September was 1343 compared to 1,295 in September 2024. This month's supply remained stable as compared to last month.

Last September, the median sale price for Cape May County Homes was $732,000. This September, the median sale price was $835,000, an increase of 14% or $103,000 compared to last year. The current median sold price is 8% higher than in August.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In September, there was 5.6 months of supply available in Cape May County, compared to 6.4 in September 2024. That is a decrease of 13% versus a year ago.

Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.

This month there were 355 homes newly listed for sale in Cape May County compared to 320 in September 2024, an increase of 11%. There were 246 current contracts pending sale this September compared to 209 a year ago. The number of current contracts is 18% higher than last September.

In September, the average sale price in Cape May County was 96.5% of the average list price, which is 1.2% lower than at this time last year.

This month, the average number of days on market was 103, higher than the average last year, which was 92, an increase of 12%.
