Units Sold
There was an increase in total units sold in April, with 224 sold this month in Cape May County Real Estate versus 167 last month, an increase of 34%. This month's total units sold was higher than at this time last year, an increase of 8% versus April 2024.

Versus last year, the total number of homes available this month is higher by 154 units or 13%. The total number of active inventory this April was 1,373 compared to 1,219 in April 2024. This month's total of 1,373 is higher than the previous month's total supply of available inventory of 1,331, an increase of 3%.

Median Sale Price
Last April, the median sale price for Cape May County Homes was $690,000. This April, the median sale price was $654,995, a decrease of 5% or $35,005 compared to last year. The current median sold price is 17% higher than in March.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In April, the average sale price in Cape May County was 96.6% of the average list price, which is 1.8% higher than at this time last year.

Days on Market
This month, the average number of days on market was 91, lower than the average last year, which was 100, a decrease of 9%.
