There was an increase in total units sold in February, with 148 sold this month in Knightdale, Zebulon, and Wendell Area Real Estate versus 135 last month, an increase of 10%. This month's total units sold was lower than at this time last year, a decrease of 18% versus February 2024.

Versus last year, the total number of homes available this month is higher by 79 units or 19%. The total number of active inventory this February was 498 compared to 419 in February 2024. This month's total of 498 is higher than the previous month's total supply of available inventory of 461, an increase of 8%.

Last February, the median sale price for Knightdale, Zebulon, and Wendell Area Homes was $362,450. This February, the median sale price was $368,500, an increase of 2% or $6,050 compared to last year. The current median sold price is 2% lower than in January.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In February, there was 3.4 months of supply available in Knightdale, Zebulon, and Wendell Area, compared to 2.3 in February 2024. That is an increase of 45% versus a year ago.
