There was an increase in total units sold in December, with 127 sold this month in Cary Area Real Estate versus 116 last month, an increase of 9%. This month's total units sold was higher than at this time last year, an increase of 13% versus December 2023.

Versus last year, the total number of homes available this month is lower by 35 units or 18%. The total number of active inventory this December was 155 compared to 190 in December 2023. This month's total of 155 is lower than the previous month's total supply of available inventory of 230, a decrease of 33%.

Last December, the median sale price for Cary Area Homes was $585,000. This December, the median sale price was $607,750, an increase of 4% or $22,750 compared to last year. The current median sold price is 4% lower than in November.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In December, there was 1.2 months of supply available in Cary Area, compared to 1.7 in December 2023. That is a decrease of 28% versus a year ago.

Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.

This month there were 59 homes newly listed for sale in Cary Area compared to 70 in December 2023, a decrease of 16%. There were 80 current contracts pending sale this December compared to 85 a year ago. The number of current contracts is 6% lower than last December.

This month, the average number of days on market was 37, lower than the average last year, which was 65, a decrease of 43%.
