Versus last year, the total number of homes available this month is higher by 175 units or 46%. The total number of active inventory this May was 557 compared to 382 in May 2024. This month's total of 557 is lower than the previous month's total supply of available inventory of 581, a decrease of 4%.

Last May, the median sale price for Ocean City Homes was $460,000. This May, the median sale price was $420,000, a decrease of 9% or $40,000 compared to last year. The current median sold price is 3% lower than in April.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In May, there was 5.7 months of supply available in Ocean City, compared to 3.1 in May 2024. That is an increase of 85% versus a year ago.
