There was a decrease in total units sold in February, with 704 sold this month in Eastern Shore Maryland Real Estate versus 758 last month, a decrease of 7%. This month's total units sold was lower than at this time last year, a decrease of 11% versus February 2024.

Versus last year, the total number of homes available this month is higher by 312 units or 10%. The total number of active inventory this February was 3,478 compared to 3,166 in February 2024. This month's total of 3,478 is higher than the previous month's total supply of available inventory of 3,451, an increase of 1%.

Last February, the median sale price for Eastern Shore Maryland Homes was $387,250. This February, the median sale price was $405,000, an increase of 5% or $17,750 compared to last year. The current median sold price is 7% lower than in January.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In February, there was 4.9 months of supply available in Eastern Shore Maryland, compared to 4.0 in February 2024. That is an increase of 24% versus a year ago.

Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.

This month there were 1,196 homes newly listed for sale in Eastern Shore Maryland compared to 1,382 in February 2024, a decrease of 13%. There were 930 current contracts pending sale this February compared to 999 a year ago. The number of current contracts is 7% lower than last February.

In February, the average sale price in Eastern Shore Maryland was 98.4% of the average list price, which is similar compared to a year ago.

This month, the average number of days on market was 61, higher than the average last year, which was 50, an increase of 22%.
