Versus last year, the total number of homes available this month is higher by 10 units or 19%. The total number of active inventory this February was 64 compared to 54 in February 2024. This month's total of 64 is lower than the previous month's total supply of available inventory of 66, a decrease of 3%.

Last February, the median sale price for Davidsonville, Lothian, and Southern Anne Arundel Homes was $665,000. This February, the median sale price was $595,000, a decrease of 11% or $70,000 compared to last year. The current median sold price is 18% lower than in January.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.
