Versus last year, the total number of homes available this month is higher by 1 units or 2%. The total number of active inventory this July was 55 compared to 54 in July 2023. This month's total of 55 is lower than the previous month's total supply of available inventory of 64, a decrease of 14%.

Last July, the median sale price for Ardmore, Wynnewood, and Narberth Homes was $670,000. This July, the median sale price was $550,000, a decrease of 18% or $120,000 compared to last year. The current median sold price is 5% higher than in June.
