Versus last year, the total number of homes available this month is lower by 7 units or 11%. The total number of active inventory this July was 54 compared to 61 in July 2024. This month's total of 54 is lower than the previous month's total supply of available inventory of 55, a decrease of 2%.

Last July, the median sale price for Western Berks County Homes was $333,000. This July, the median sale price was $385,890, an increase of 16% or $52,890 compared to last year. The current median sold price is 3% higher than in June.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In July, there was 1.3 months of supply available in Western Berks County, compared to 1.7 in July 2024. That is a decrease of 28% versus a year ago.
