There was a decrease in total units sold in February, with 809 sold this month in Philadelphia County Real Estate versus 907 last month, a decrease of 11%. This month's total units sold was lower than at this time last year, a decrease of 10% versus February 2024.

Versus last year, the total number of homes available this month is lower by 234 units or 5%. The total number of active inventory this February was 4078 compared to 4,312 in February 2024. This month's supply remained stable as compared to last month.

Last February, the median sale price for Philadelphia County Homes was $246,500. This February, the median sale price was $260,000, an increase of 5% or $13,500 compared to last year. The current median sold price is 4% higher than in January.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In February, there was 5.0 months of supply available in Philadelphia County, compared to 4.8 in February 2024. That is an increase of 6% versus a year ago.

Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.

This month there were 1,655 homes newly listed for sale in Philadelphia County compared to 1,802 in February 2024, a decrease of 8%. There were 1,096 current contracts pending sale this February compared to 1,142 a year ago. The number of current contracts is 4% lower than last February.

In February, the average sale price in Philadelphia County was 97.6% of the average list price, which is 0.6% higher than at this time last year.

This month, the average number of days on market was 61, higher than the average last year, which was 55, an increase of 11%.
