There was an increase in total units sold in August, with 33 sold this month in Villas, Cape May Court House, and Rio Grande Real Estate versus 25 last month, an increase of 32%. This month's total units sold was lower than at this time last year, a decrease of 11% versus August 2024.

Versus last year, the total number of homes available this month is higher by 9 units or 6%. The total number of active inventory this August was 171 compared to 162 in August 2024. This month's total of 171 is lower than the previous month's total supply of available inventory of 181, a decrease of 6%.

Last August, the median sale price for Villas, Cape May Court House, and Rio Grande Homes was $471,000. This August, the median sale price was $427,500, a decrease of 9% or $43,500 compared to last year. The current median sold price is 3% higher than in July.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.
