There was an increase in total units sold in June, with 87 sold this month in Smithfield, Selma, and Eastern Johnston County Area Real Estate versus 82 last month, an increase of 6%. This month's total units sold was lower than at this time last year, a decrease of 1% versus June 2024.

Versus last year, the total number of homes available this month is higher by 108 units or 42%. The total number of active inventory this June was 365 compared to 257 in June 2024. This month's total of 365 is lower than the previous month's total supply of available inventory of 374, a decrease of 2%.

Last June, the median sale price for Smithfield, Selma, and Eastern Johnston County Area Homes was $311,388. This June, the median sale price was approximately the same at $319,000. The current median sold price is 2% higher than in June 2024.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In June, there was 4.2 months of supply available in Smithfield, Selma, and Eastern Johnston County Area, compared to 2.9 in June 2024. That is an increase of 44% versus a year ago.
