There was an increase in total units sold in July, with 94 sold this month in Smithfield, Selma, and Eastern Johnston County Area Real Estate versus 89 last month, an increase of 6%. This month's total units sold was higher than at this time last year, an increase of 13% versus July 2024.

Versus last year, the total number of homes available this month is higher by 143 units or 57%. The total number of active inventory this July was 392 compared to 249 in July 2024. This month's total of 392 is higher than the previous month's total supply of available inventory of 370, an increase of 6%.

Last July, the median sale price for Smithfield, Selma, and Eastern Johnston County Area Homes was $297,800. This July, the median sale price was $333,803, an increase of 12% or $36,003 compared to last year. The current median sold price is 5% higher than in June.

Median sale price is the middle sale price in a given month. The same number of properties are above & below the median.

In July, there was 4.2 months of supply available in Smithfield, Selma, and Eastern Johnston County Area, compared to 3.0 in July 2024. That is an increase of 39% versus a year ago.

In July, the average sale price in Smithfield, Selma, and Eastern Johnston County Area was 98.1% of the average list price, which is 1.5% lower than at this time last year.

This month, the average number of days on market was 55, lower than the average last year, which was 62, a decrease of 11%.
